RDS Paving and Sealcoating was contacted in June by a customer who had just purchased a property in Harrisburg, PA, and our team knew the project’s many areas and unique challenges would call for careful planning and communication.
After evaluating the property, we provided multiple proposals that broke the work into manageable phases, and the customer approved the plan, but the property was actively used by a cyber school whose staff needed continued access to the building.
Since closing the property wasn’t an option, our team developed a customized scheduling plan that minimized disruptions, maintained accessibility, and gave the customer peace of mind.

Three Phases, One Successful Project
To keep the project organized and ensure each stage was completed efficiently, our team divided the work into three phases.
Comprehensive Crack Sealing
Once the paving work was completed, our team returned to crack seal the entire parking area around the building. This important maintenance step helps limit water penetration into the asphalt and slows the progression of cracks, helping protect the pavement and extend its useful life.
Sealcoating and Line Painting
The final phase brought the project together with sealcoating and fresh line painting. Our two teams worked in coordination to keep everything moving according to the planned schedule. As the sealcoating work was completed, the line-painting team followed the next day to apply the pavement markings and help keep the project on track for the anticipated completion time frame.
Planning Around Our Client’s Needs
One of the biggest challenges of this project was completing the work while allowing the cyber school’s staff to continue accessing the building. By breaking the work into phases and carefully coordinating our schedule, RDS Paving and Sealcoating was able to accommodate the property’s operational needs while progressing through each stage of construction.
This project is a great example of how proper planning, teamwork, and communication can make even a challenging parking lot project more manageable.
