When we arrived at Lift Inc.’s Mountville property, the pavement showed what daily commercial use can do. The asphalt had faded, cracks ran through areas of the lot, and frequent truck traffic had added to the wear caused by Pennsylvania weather.

We already knew the Lift Inc. team from work we had completed at their other sites.

That history gave this project a familiar rhythm, but the Mountville lot still needed its own plan. We set out to clean the pavement thoroughly, repair the cracks, apply multiple coats of sealer, and finish with crisp new parking lines.

The Best Finish Started With a Thorough Cleanup

Before we opened the crack filler or started spraying sealer, we focused on surface preparation.

Our crew at RDS Paving & Sealcoating used wire brooms and blowers to clean the parking lot and remove debris that could interfere with adhesion. That step may not create the most dramatic photo, but it plays a major role in how the next materials bond to the asphalt.

Once the lot was clean, we moved through the cracks with hot crack filler. The goal was to seal those openings before they could expand and contribute to further pavement damage.

With Pennsylvania weather and regular truck traffic working against the surface, we wanted to address the existing weak points before covering the lot with a protective finish.

Building the Finish in Layers

After the crack filling was complete, we sprayed asphalt sealer across the parking lot in multiple coats.

This stage changed the appearance quickly. The faded pavement took on a darker, more uniform finish, while the sealer added a protective layer over the asphalt. Our sealcoating work is part of the pavement maintenance services we provide for commercial properties across Central Pennsylvania.

The order of operations mattered here.

We cleaned first, filled the cracks next, and sealed only after those steps were complete. We treated the parking lot as one connected maintenance project rather than a collection of separate cosmetic fixes.

For Lift Inc., that meant the Mountville property received work aimed at both the visible wear and the areas most likely to continue deteriorating.

Clear Striping Finished the Reset

Our final step was repainting the parking lines. We laid down fresh markings so cars and trucks had clear, easy-to-see areas for parking and movement through the lot.

Against the newly sealed pavement, the new striping gave the property a sharper, more organized appearance. It also completed the progression we wanted from the beginning: clean surface, repaired cracks, protected asphalt, then clear markings.

We heard a familiar reaction from the client after the work was complete: “Your crew does great work like always.” Since we had already worked at other Lift Inc. sites, that response reinforced the consistency we aim to bring from one property to the next.
